Seazen Cloud Control Platform: 7 Core Smart Functional Modules

To boost the smart development of engineering properties, Seazen has developed the "Seazen Cloud Control Platform," an integrated information management system. This smart management system facilitates collaboration across seven core platforms, aligning with the three-level organizational structure of Headquarters, regional companies, and project teams.

The Seazen Cloud-based System strengthens facility and equipment monitoring across plazas, enabling real-time operational status tracking for Headquarters and regional managers; its centralized control platform allows front-line staff to monitor on-site conditions and respond promptly. Integrating 13 intelligent systems (including energy management, HVAC, and water supply & drainage) into a unified interface, the Seazen Cloud-Based Smart Management Platform boosts management efficiency, expands oversight scope, reduces management costs, safeguards project operation quality, and optimizes energy consumption and labor productivity.

The platform oversees maintenance execution, equipment tracking, contract management, and handover acceptance—covering the full lifecycle from initial inspection, follow-up, maintenance to troubleshooting. This enables end-to-end closed-loop management for engineering and property operations.

The platform integrates operational strategies, annual plans, standardized operational procedures, and refined management standards, while enabling automated patrolling, process tracking, and on-site supervision.

The platform oversees fire safety throughout the entire lifecycle, covering primary and secondary fire prevention as well as pre-opening fire safety inspections for stores. It enables real-time visual tracking of key processes, including merchant contract signing, drawing disclosure and review, renovation progress monitoring, acceptance inspections, and fire safety permit applications.

The platform conducts real-time monitoring of operating data for fume control equipment, automatically triggering early warnings if emissions exceed preset limits or equipment malfunctions occur—ensuring fume emissions fully comply with national environmental protection standards.

The platform strengthens safety inspections of the power supply and distribution system, facilitating the timely detection of electrical safety hazards. In 2024, the Engineering Management Department of the Commercial Management Business Division, in collaboration with the Digital Development Center, jointly developed and launched the Infrared Thermal Imaging Temperature Monitoring Platform. Initially piloted at Changde WUYUE Plaza and Xixian WUYUE Plaza, the system will be optimized based on pilot feedback to support large-scale promotion and application.

The platform optimizes the store closure process through a three-tier classification system (Grade A, B, and C) for stores, substantially reducing closure cycle times and enhancing operational efficiency.

Safety Management System

Seazen Holdings strictly adheres to applicable laws and regulations, including the Work Safety Law of the People's Republic of China, the Construction Law of the People's Republic of China, and the Administrative Regulations on Work Safety for Construction Projects. Concurrently, we have formulated and maintained internal policies: the Occupational Health and Safety Management Policy, the Environmental and Occupational Health & Safety Organizational Control Procedures, and the Safe and Civilized Construction Regulations.To ensure robust safety management, we have established a three-level safety governance structure (Headquarters, regional companies, project companies). Under this framework, the Safety Management Committee—chaired by the Board of Directors—oversees all safety initiatives. We have also implemented a work safety accountability system to safeguard worker safety during construction activities.
